What is an Energy Performance Certificate (EPC) and when do I need one?
An EPC will confirm how energy efficient a property is based on its age, construction type and size, as well as the lighting, heating and ventilation systems that are installed. It also estimates the property’s carbon dioxide emissions.
A property’s EPC score will range from 1-100 which corresponds to a grading band (A-G). A is the highest energy efficiency rating and G is the lowest energy efficiency rating.
Any property that is advertised as for sale, to let, or is being rented is legally required to have a valid EPC.
Does an Energy Performance Certificate need renewing?
Yes. An EPC is for valid for ten years. After this, a domestic energy assessor (DEA) will need to complete a survey on the property and the final EPC rating is recorded on the government’s EPC register.
What information does an Energy Performance Certificate not tell me?
EPCs give a generalised energy rating but don’t provide insight into how the property consumes energy when it is in use.
